The Residential Tenancies Act (RTA) will see significant changes coming into effect on July 29th, 2024. These changes impact both tenants and landlords, and it’s crucial to be familiar with the updates.
Rent Increases
One key change pertains to rent increases. Previously, rent could be raised more frequently. Under the new regulations, rent can only be increased once every twelve months, following the conclusion of the initial lease agreement. This ensures greater stability for tenants with regards to rental costs.
Pets and Minor Modifications
The new RTA provisions also address the issue of pets and minor modifications to rental properties. Tenants will generally be able to keep pets and make minor changes with written permission from their landlord. A specific process will be outlined for requesting such permission. Landlords will have the authority to set certain conditions on these requests. In some instances, they may require approval from the Commissioner for Consumer Protection before granting permission.
Dispute Resolution Process
A new dispute resolution process is being implemented to address disagreements between tenants and landlords concerning pets and minor modifications. This process offers a means to reach a fair resolution in situations where tenants and landlords cannot reach an agreement on their own.
