A significant update to the State Planning Policy has brought welcome news to thousands of homeowners in Perth, Peel, and parts of Bunbury. The revised policy will reclassify approximately 4,500 properties in these urban areas, removing them from the bushfire-prone category. This change is expected to streamline building approvals, saving homeowners both time and money.
Prior to these revisions, properties within 100 meters of at least one hectare of bushland were considered bushfire prone, requiring homeowners to undergo independent assessments and adhere to stringent building standards. This added layer of complexity and expense often deterred homeowners from undertaking renovations or new construction.
The revised policy introduces a simpler classification system. Urban areas, now designated as Area 1, are considered to pose a lower risk due to their location and will no longer require bushfire assessments. This will significantly reduce the regulatory burden on homeowners in these areas.
The remaining areas of the state will continue to be classified as Area 2, where property owners will still need to undergo bushfire assessments based on their specific location and risk profile.
These changes, announced on September 24, will take effect on November 18, 2024, providing much-needed relief to homeowners who have been impacted by the previous bushfire zoning regulations. The revised policy is expected to stimulate economic activity in these areas by making it easier for homeowners to invest in their properties.
