The Perth property market is becoming more balanced, giving buyers more choice while sellers need to be more strategic. Although property prices continued to increase in June, the pace of growth has slowed as more homes come onto the market.

At the end of June, there were more than 6,000 properties for sale across Perth, the highest month end total since April 2023. This increase in available homes, combined with softer buyer demand and higher interest rates, has created a less competitive market than earlier this year.

What This Means for Buyers and Sellers

Buyers now have more properties to choose from and are taking extra time before making decisions. Homes are still selling, but the days of receiving multiple offers after the first home open are becoming less common.

For sellers, presentation and realistic pricing are more important than ever. Well presented homes that are priced correctly continue to attract strong interest, while properties that need work or are overpriced may take longer to sell.

Standout Local Suburbs

Several suburbs continued to perform well during June, including a number within Holdsworth Real Estate’s core service areas.

Rental Market Remains Strong

Rental prices remained steady during June, with the median rent sitting at $750 per week for houses and $700 per week for units. While rents have stabilised, demand for quality rental homes remains high due to Western Australia’s continued population growth and limited rental supply.

Our Take

The Perth market is moving towards a healthier balance. Buyers have more choice, sellers need to be realistic, and well presented homes continue to achieve excellent results.
