REIWA has just released its analysis of sales data for 2025, identifying the city’s most expensive streets based on average sale prices. The data, which tracks streets with three or more sales throughout the year, reveals an even split between the western suburbs’ river enclaves and the expanding coastal premium market.
While the “Golden Triangle” holds the top spots, 2025 has been a breakout year for the northern coastal strip, proving that premium buyers are increasingly looking north for their luxury lifestyle.
The Northern Coastline Rises
Traditionally, the top 10 list is dominated exclusively by Peppermint Grove, Mosman Park, and Dalkeith. However, this year sees Trigg and Marmion joining the ranks of the elite.
King Albert Road, Trigg entered the list at #6 with an average sales price of $4.84 million.
- This average was bolstered by the sale of a standout home at Number 9, which commanded $8.95 million (originally listed at $16 million).
- Trigg has been significantly outpacing the broader market, with median house prices rising 17% over the last 12 months to sit at $2.3 million.
West Coast Drive, Marmion also made the cut at #9. Buyers here are securing large landholdings—often around the traditional quarter-acre—with panoramic ocean views, signaling a maturing market creeping further north.
The Heavy Hitters
Despite the coastal surge, the riverfront remains the pinnacle of Perth real estate values.
Saunders Street, Mosman Park took the crown as the most expensive street for 2025 so far. With four sales recorded, the street boasted an incredible average sale price of $10,250,000.
Irvine Street, Peppermint Grove followed in second place, averaging just under $7 million across three transactions.
The Broader Market Context
It is important to note that this activity at the top end is a reflection of the wider health of the Perth property market.
Between October 2024 and October 2025, Greater Perth saw a 12.8% uplift in house prices. In a rising market, premium homes often see significant movement, particularly in tightly held areas where inventory is low and demand for lifestyle locations—be it river or sea—remains high.
