Winter has officially arrived in Perth, and while the mornings are getting noticeably frosty, the local real estate market is doing the exact opposite. If you thought the cold weather would freeze property activity, the latest weekly data from the Real Estate Institute of Western Australia (REIWA) proves that local buyers and renters are still out in full force, rugged up and ready to transact.
At Holdsworth Real Estate, we’ve noticed that serious buyers aren’t letting a bit of winter rain slow them down. In fact, overall sales transactions across Perth surged by 7.4 per cent last week, with local agents locking in 669 total sales.
Let’s dive into the numbers to see where the market is moving as we brave the winter chill.
Houses Dominate the Winter Rush
The clear standout in last week’s data was the standalone housing sector. While buyers rugged up to explore leafy suburban streets, house sales skyrocketed by 24.6 per cent compared to the previous week.
This massive spike in house purchases easily offset a quieter week in other sectors, where unit sales dipped by 12.1 per cent and vacant land transactions dropped by 56.9 per cent. It’s a clear indicator that established family homes remain the ultimate prize for Perth buyers right now.
Suburb Hotspots: Sales
A few key pockets across the metropolitan area stood out for their high transaction volumes last week:
- Maylands: 13 sales
- Baldivis: 12 sales
- Byford: 12 sales
- Perth City: 12 sales
- Fremantle: 11 sales
The Price Spectrum
We also saw a fascinating spread in property values last week, proving there is still activity happening at every single price point in the market:
- Highest Sale Price: A premium property in the northern coastal suburb of Eglinton fetched $1,610,000.
- Lowest Sale Price: An affordable entry-point property in Coodanup changed hands for $399,000.
Choice is Thawing: Available Listings Are Rising
For months, the biggest grievance for Perth buyers has been the chronic shortage of stock. However, this winter is bringing some welcome relief. Total properties for sale in Perth ticked up by 2.9 per cent last week, finishing at 5,733 available listings.
This improvement was driven by a steady climb across all property types:
- House listings: Up 2.4%
- Unit listings: Up 2.8%
- Vacant land listings: Up 7.3%
More importantly, look at the broader trend: our current inventory is 19.2 per cent higher than it was four weeks ago, and a substantial 40.8 per cent higher than the critically low levels we saw this time last year. If you have been frustrated by a lack of choices, the winter market is finally thawing out and offering fresh opportunities.
The Rental Market: High Turnover as Tenants Move Fast
Over in the rental space, stock levels remain incredibly tight, dipping slightly by 1.1 per cent last week to leave just 2,331 properties available for rent across Perth. This is 3.9 per cent lower than the rental pool we had available this time last year.
However, the big news this week is how fast properties are leasing. REIWA members reported a massive 18.7 per cent jump in properties leased, with 661 leases finalized in just seven days. Tenants are clearly braving the cold to secure their next homes before the mid-winter rush.
Suburb Hotspots: Rentals
The suburbs seeing the highest volume of successful lease handovers included:
- Baldivis: 24 rentals
- Perth City: 19 rentals
- Rivervale: 14 rentals
- Scarborough: 14 rentals
- Maylands: 13 rentals
What This Means For You
Whether you are looking to sell your property before the spring rush or hoping to buy while other competitors are staying indoors, the current data shows a highly resilient market. The increase in listings means buyers have more leverage and options than they did last winter, while the strong sales jump shows demand isn’t going anywhere.
