Innaloo has a rich history shaped by steady development from the 1940s, when many of its streets were named after figures from Greek mythology and the passenger list of the ship Rockingham. Much of the suburb was originally built during the World War Two era, with timber-framed single homes that still reflect the design standards of the time. These character properties, along with newer infill developments, continue to attract buyers, sellers and investors seeking guidance from experienced Innaloo real estate agents.
As the suburb evolved, duplexes and modern brick-and-tile units became more prominent, adding a contemporary feel to the area. Innaloo is also well known for its retail and entertainment precincts, including Westfield Innaloo, the Megacentre on Ellen Stirling Boulevard and the landmark Event Cinemas megaplex near Woodlands. Together, these amenities highlight the vibrant, ever-changing nature of the suburb.
As of 2026, Innaloo is home to 9,592 residents across 4,949 dwellings, with a median age of 36. The suburb’s median sales price is $990K and median rental price is $792 per week, with properties typically selling within 8 days, according to data from REIWA and the Australian Bureau of Statistics.

Innaloo’s early development can be traced back to 1831, when land in the area was first granted to Thomas Mews. Real change arrived in 1898 when Town Properties of WA began subdividing the land around the Njookenbooroo Swamp for market gardening. Their ambitious plan involved draining the swamp into Herdsman Lake and creating a network of channels to support intensive agriculture. To encourage settlement, prospective occupants were offered rent-free leases with the option to purchase their lots once they had cleared and cultivated the land.
By 1912, the district had become a thriving hub of production, yielding an impressive 25 tonnes of produce each week. This foundation of steady growth and community investment helped shape the suburb’s identity and laid the groundwork for the residential demand that today draws many buyers and homeowners to seek guidance from trusted Innaloo real estate agents when exploring opportunities in the area.

As of 2026, the median sales price in Innaloo is $990K, with properties spending a median of 8 days on market, based on data from REIWA and the Australian Bureau of Statistics.

We recently bought our first home with the help of Paul and his team including Hayley. They were honest, punctual, professional and genuinely supportive throughout the whole process. Paul took time to explain things to us throughout the process. Hayley was efficient and thorough. Out of all the home opens we went to Paul and his team really stood out at all interactions. Thank you!!
Basil was very easy to work with. He combined a casual and relaxed approach with a high degree of professionalism. He sold my place in five days and we also bought our new place through him and he negotiated a very acceptable price for us on the new house. I would certainly recommend Basil if you’re either selling or buying. He was great to work with, he has an excellent knowledge of his area and his approach was non-pushy, thorough and very professional.
Helpful and professional. Paul and Hayley were incredibley helpful with us as first home buyers, and we’re happy to assist us in understanding the process. They kept us in the loop as we had a longer settlement time and were resposove to our queries. As a buyer, we had a great experience.

I recently bought my first family home from Holdworth Real Estate and I wanted to say how grateful I am for dealing with Basil Fogliani. Even though technically the seller is the customer, Basil was fantastic to deal with as the buyer. Not only is he a true professional, genuine, and honest but he is also a gentleman. He’s singlehandedly changed my opinion on Real Estate professionals. I would recommend 100%. Great to do business with you Basil.
